The Hollywood Hills, an unofficial designation of part of the City of Los Angeles, California, are part of the eastern section of the low transverse range of the Santa Monica Mountains, which extends from the Los Feliz District and Hollywood, on the south side of the Valley, to Pacific Coast Highway, Malibu and Pacific Palisades.
The Hollywood Hills form the north barrier of the Los Angeles Basin. There has been extensive residential development in the Hollywood Hills since the 1920s. The area includes Mulholland Drive, Beachwood Canyon, Laurel Canyon, Nichols Canyon and Mount Olympus and is dotted with the mansions of the rich and famous. Traditionally, the area "Hollywood Hills" was only the hill neighborhoods north of West Hollywood and Hollywood proper and excluding the more westerly neighborhoods. However, more recently the meaning has expanded to include areas such as Benedict and Coldwater Canyons.
Many different people including artists, musicians, movie stars and powerful Hollywood executives choose to call the Hollywood hills home. The spectacular views afforded from the hills, as well as the rich history and architecturally sophisticated estate homes have drawn residents to this area for more than the last 80 years. Those living within the area are also able to enjoy the “freedom of the hills” as the original developer of the land once said. An artist, writer or musician can privately hole up and go to work all the while remaining very close to the rest of Los Angeles as a whole and what Hollywood as we all know has to offer. Most of the Hollywood Hills are just a short walk from Hollywood Boulevard & Sunset Boulevard. Just a short drive to the north puts you in the San Fernando Valley and a few minutes east to Downtown Los Angeles. This location and the beautiful homes in the hills are what have always attracted Hollywood’s young stars, producers, and business elite to the area.

The reason people flock to the Hollywood Hills in search of homes is that it is so close to all of the action going on in vibrant Hollywood and the nearby San Fernando Valley, yet you feel so far away. When you go into the hills you feel a quiet sense of peace and solitude with the dramatic views and wildlife which comes into the hills. Then you take the short ride or walk out of the hills and your right in the middle of everything that Hollywood has to offer!
The Hollywood Hills have a wonderful mix of homes which are truly unique to the city. It seems as though nearly each home in the hills has a history of its own tied to one of the different eras of Hollywood. Real estate in this area has arguably more character than anywhere else in the city. Buyers looking for property will find old architectural homes built in the early 1900’s, modern Mediterranean villas, Spanish charmers, gated luxury estates, and small hillside cottages. Square footage usually comes at a premium in Hollywood Hills homes, because of the limited supply. Modest homes can be had from the mid-six figures, but to get a large home on a large lot, you should expect to pay well over a million. Nearly every kind of home which a buyer could want can be found in the vast Hollywood Hills.
Some people may be familiar with the “bird streets” or the beautiful homes which make up Doheny Estates. This area has been featured in many movies and songs of the past. This western area of the Hollywood Hills continues to be a favorite for those looking to be close to the creative energy of Sunset Strip yet have a quiet retreat with a sense of solitude. Homes for sale in this area in the middle of 2007, start at about $1.8 million going well over $10 million on the high end. In general, homes in the Hollywood Hills range greatly in size due to how the geography played a role when they were originally developed. Some areas will have sprawling estates like Mount Olympus or Doheny Estates, while other canyons may have just a few modest homes dotting the hillside.
Many homes in the Hollywood Hills have beautiful views from the beach to downtown and all are very accessible to the rest of Hollywood and Los Angeles.
For 2007, homes in the Hollywood Hills have had an average listing price of over $1.8 million. The average sales price of homes for the year ending December 2006, was slightly over $1.2 million. For 2007 through April 7, the average days on market (DOM) for homes in this area was 73 days.
