Pacific Palisades is a district within Los Angeles, California, located between Brentwood to the east, Malibu to the west, Santa Monica to the southeast, the Santa Monica Bay to the southwest, and the Santa Monica Mountains to the north. The area currently has about 27,000 residents. It is a very affluent and primarily residential area, with a mixture of large private homes, small (usually older) houses, condominiums, and apartments. It has a small central business district with retail stores, cafes, and restaurants on Sunset Boulevard known as the “Village . Pacific Palisades also has some large parks and many miles of trails for the outdoor enthusiast.
In 1925, the Palisades had only 100 homes. One subdivision has streets named for Methodist missionaries. Slowly the landscape changed as Los Angeles’ population grew. It first began as bungalows, which changed to cottages and now to many multi-million dollar mansions. It’s almost a cross between Santa Monica and Malibu. Many residents use Santa Monica amenities and the streets have a similar feel to the affluent Santa Monica area north of Montana Avenue. At the same time, Pacific Palisades has a similar small town feel to that of Malibu. This is largely in part to the fact that there is only one primary way in and out of the city, Sunset Boulevard. So with this combination, residents are able to enjoy a little bit of both worlds while being much closer to Los Angeles than one would be in Malibu. Pacific Palisades has also attracted many of the rich and famous who live in other nearby cities such as Beverly Hills, Santa Monica and Malibu.
The quality of life and small town feel are what really make Pacific Palisades something special. It is a very family oriented town where the residents intermingle and get together in the “Village” for a cup of coffee. Many people even say that the city has an east coast charm which is not found in any other cities on the Westside.

The Pacific Palisades real estate market has been expanding over the past several years as new developments have crept up to the tops of the canyons, providing for outstanding views, privacy, and the luxury of brand new homes. While some other markets in and around Los Angeles have slowed down, the Pacific Palisades real estate market continues to be red hot. Many residents new to the Los Angeles area are first aware of the areas that traditionally receive more notoriety such as Santa Monica, Malibu and Beverly Hills. This has kept Pacific Palisades under the radar for many who have not had the luxury of visiting the area personally. Now that the city is becoming widely recognized as an area offering a great a quality of life and beautiful homes, many people are planting roots there. Once people experience Pacific Palisades, many cannot imagine living anywhere else.
For the most part, in Pacific Palisades, the higher up in the canyons you go, the newer the properties become. From old country estates, or more modern urban structures this area is filled with beautiful homes and architecture.
Many estates in the Palisades, with their spectacular views and often stunning architecture, sell for well over ten million dollars. The majority of homes for sale enter the market in the one million to three million dollar range. For the year ending in December 2006 the average sales price of homes in Pacific Palisades was over $1.6 million dollars.
Pacific Palisades, for all the new developments, still retains a sense of community, and that is one reason residents seem to like living here so much. Other reasons could be the area's incredible beauty and wildlife. The homes for sale in Pacific Palisades are a wonderful mix of old tudor style residences, modern luxury estates, and expansive canyon ranches. The inventory of homes for sale provides nearly all buyers with something that suits their needs.
