Sherman Oaks was one of the first Valley communities have large scale real estate development. Los Angeles Suburban Home Co. was the main driving force in the early development of Sherman Oaks. Knowing that the Los Angeles Aqueduct would be arriving shortly, the Company purchased 47,500 acres in 1910, in what is now Sherman Oaks.
In 2006 the median sales price of a home in Sherman Oaks was $750,000. Sherman Oaks is actually a part of LA County and therefore uses Los Angeles services. This city is synonomous to most as home of the Sherman Oaks Galleria which was a part of pop culture in the 1980’s because of the movie and song, each titled “Valley Girl”. Two large shopping malls in the area, numerous smaller boutiques and plazas line Ventura Boulevard, giving resident and visitors many different options while shopping. Sherman Oaks has had and continues to have many well known residents including: Jennifer Aniston, Paula Abdul, James Dean and Britney Spears.
Sherman Oaks consists of many single family homes, ranch homes and condominiums along Ventura Boulevard.

Real Estate in Sherman Oaks often consists of larger lots than are usually found in other parts of greater Los Angeles, as is true with much of the valley. All homes in Sherman Oaks are very close to an abundance of shopping and dining on the strip which has always been considered “Main Street”—Ventura Bouelvard. Ventura offers residents an abundance of restaurants of all types, shopping for the discount shopper to high end shopping comparable to Beverly Hills.
Sherman Oaks is chosen as home for many people for a variety of reasons, its proximity to Ventura Boulevard, excellent schools nearby, and a sense of separation from Los Angeles all while still enjoying the close proximity to everything Los Angeles has to offer . Sherman Oaks is a relatively small community, where most people know their neighbors and the kids still play outside. The tree lined streets which provide shade in the hot summers, well manicured lawns and picket fences are some of the things that bring new residents to Sherman Oaks annually. For outdoor enthusiasts, nearby lies the 225 acre Sepulveda Basin Wildlife Reserve which gives people a very similar setting to what the San Fernando Valley was before human development. The Reserve is am oasis within an urban setting which thousands of people and various forms of wildlife enjoy every year.
Location wise, Sherman Oaks is a central hub for the greater Los Angeles area. Just 15 minutes from Los Angeles and at the gateway to the Valley, residents are never far from the action. These factors lead to an abundance of people moving into Sherman Oaks and few leaving, helping real estate prices in the process.
