Venice is today one of the most vibrant and eclectic areas of Southern California and it continues a tradition of progressive social change involving prominent Westsiders. Venice home prices have continued to increase even as some other nearby areas have slowed. People are attracted to Venice by its proximity to the ocean, eclectic shops and restaurants not found in many other parts of the city, and the close proximity of everything in the city which allows for many people to either walk or bike around rather than drive. Venice was founded by tobacco millionaire Abbot Kinney in 1905 as a resort town. His vision was to create a seaside resort just as Venice, Italy. Venice was originally opened as Venice of America on July 4, 1905. The canals that you see today were originally created to drain the saltwater from the marshes for the residential area. The area drew visitors mostly via interurban trolley from Santa Monica and Los Angeles. The biggest attraction that Venice had to offer at that time was the beach, now Venice Beach.
Venice just has a certain feel to it that cannot be explained and it is everything that the rest of Los Angeles is not. This was not always the case with Venice. In the 70’s and 80’s Venice was a very dilapidated city with many gang and drug problems. Then as artists, musicians and others moved into the area it slowly changed. Now the city is as vibrant as ever, and the homes in the Venice area are quite unique and employ many of the modern trends in architecture. The residents of Venice have fueled this creativity to the housing stock and have created very unique and trendsetting homes in the area.
Homes in the Venice area consist of everything from beach bungalows, condos, lofts and 3,000+ square foot luxury homes along the Venice canals. The average sales price for homes in Venice for the month ending December 2006 was in excess of $1,100,000.

The Venice real estate market has traditionally been under priced versus other beachside cities in Southern California. The reason for this was largely in part to the gang and drug problems which plagued Venice during the 70’s, 80’s and 90’s. With the LAPD cracking down on the local gangs the area began to thrive. Today, Venice’s average home price is in excess of $1,100,000 while $650,000 or higher would get you an entry level home or condominium in the Venice real estate market in 2007.
The real estate prices in Venice have continued to increase as the cities reputation has changed and people see the great things that Venice has to offer. The city is filled with outdoor restaurants that take advantage of the great beach weather. Abbot Kinney Boulevard is packed with people who shop and sit outside at the numerous cafes. Only in the last few years have Venice real estate prices caught up and surpassed surrounding areas. This is a city that is only now beginning to realize its potential and will be a place that many people proudly call home in the near future. To really see Venice in action one should travel north on Abbot Kinney Blvd from Washington Blvd on a Saturday afternoon and see the stores, cafes, and restaurants that are packed with residents looking to spend a beautiful afternoon outdoors.
Should one be interested in seeing the highlights of what Venice real estate has to offer, the Venice canals are a great place to start. Many of the homes there have their primary entrances on a pedestrian only street with patios looking over the canals. These are some of he higher priced homes in Venice and once seeing them it is easy to understand why.
